The Rohnert Park City Council will set its priorities for the progression of the former State Farm land that will anchor its coveted downtown in a special assembly Tuesday.
The Council is expected to discuss the proposed structure’s timelines, progressive pricing and potential effects on taxpayers, as well as the plan as Rohnert Park moves from just overseeing plans and structure to the project owner and developer.
Plans for the site may include affordable, market-priced housing, a plaza, shops, and space. The city is contemplating a hotel, which city corridor officials say is imperative to the site’s progress and commercial traffic.
Rohnert Park bought the 30-acre State Farm for $12. 5 million in April, launching a plan that officials hope will lead to the creation of an urban center in the city. The city already owned a 2-acre lot in the southwest corner of the city. where the branch of public works of the town is located.
The acquisition of the assets of San Francisco-based Laulima Development is expected to drive progress on the plan, which took years to prepare. The city also hopes to have more say in what is being built and how it fits into the broader vision of Rohnert Park. for the region
Laulima bought State Farm Drive in 2017 with plans to build a $400 million residential and advertising development, but the structure has stalled. The insurance company abandoned the assets in 2011 after relocating workers across the state. Demolition crews razed the structure in 2019.
At Tuesday’s meeting, scheduled for 3:30 p. m. m. , the council will be provided with three structure schedules ranging from a quick start with a vertical structure that is expected to begin in 2025 to a longer structure that will expand the task. more than 15 years.
The council will also have the opportunity to find out how to pay for city-funded infrastructure and encourage progress on the ground.
The options come with employing the tax revenue generated on site to offset debt and operating prices, other prices and subsidies used to inspire progress are not fully recovered.
